These Terms of Use (“Terms”) govern your access to and use of the website MyMortgageLocator.ca (the “Site”) and any related services offered by My Mortgage Locator (“we,” “us,” “our”). We provide mortgage services as licensed mortgage professionals under Dominion Lending Centres, a licensed mortgage brokerage (Originator Licence: M20003732). My Mortgage Locator is independently owned and operated. By accessing or using the Site or our services, you agree to be bound by these Terms and our Privacy Policy. If you do not agree, do not use the Site or our services.

2. Use of the Website

You may use the Site only for lawful purposes and in accordance with these Terms. You agree not to: (a) use the Site in any way that violates applicable laws or regulations; (b) attempt to gain unauthorized access to any part of the Site, our systems, or other users’ information; (c) use the Site to transmit any harmful, offensive, or unlawful content; (d) use automated means (e.g., scrapers, bots) to access or collect data from the Site without our prior written consent; or (e) interfere with or disrupt the Site or our services. We do not guarantee that you will qualify for any mortgage product, receive any particular rate or term, or obtain approval from any lender. All mortgage products, rates, and programs are subject to lender approval, change without notice, and applicable law. Results depend on your credit, income, property, and other factors. Past performance, testimonials, and statistics on the Site do not guarantee future outcomes. Any timelines or turnaround estimates are indicative only and not binding.

5. Our Services and Third-Party Lenders

We act as a mortgage brokerage and may facilitate introductions and applications between you and one or more lenders. The actual lending relationship, approval decisions, and terms are between you and the lender. We are not responsible for the decisions, products, or conduct of lenders or other third parties. Your use of any third-party service (e.g., scheduling tools, lender portals) may be subject to that party’s own terms and policies.

6. Intellectual Property

The Site and its content (including but not limited to text, logos, images, design, and software) are owned by us or our licensors and are protected by copyright, trademark, and other intellectual property laws. You may not copy, modify, distribute, sell, or create derivative works from any part of the Site without our prior written consent. We reserve the right to assume the exclusive defense and control of any matter subject to indemnification by you, at your expense.

11. Governing Law and Disputes

These Terms and any dispute or claim arising out of or related to them or the Site shall be governed by and construed in accordance with the laws of the Province of Ontario and the federal laws of Canada applicable therein, without regard to conflict of law principles. You agree that any legal action or proceeding shall be brought exclusively in the courts of the Province of Ontario, and you consent to the personal jurisdiction of such courts.
